The following tenant screening criteria are applied consistently to all applicants in compliance with Federal, California, and Long Beach Fair Housing laws.
1. Income
Applicants must demonstrate combined gross verifiable income of at least three (3) times the monthly rent. Lawful sources of income are accepted. No co-signers. All adults (18+) must submit an application and be listed on the lease.
2. Credit History
A minimum credit score of 700 is generally required. Credit history will be evaluated as a whole, including payment history, outstanding obligations, and overall creditworthiness.
3. Bankruptcy
No bankruptcies within the past seven (7) years.
4. Collections / Charge-Offs
No active collections, past charge-offs, unpaid past-due credit accounts within last 2 years.
5. Criminal History
No criminal record of felonies or violent crimes.
6. Employment / Income Verification
A minimum of two (2) years of verifiable income from employment, self-employment, or other lawful sources is required.
7. Rental History
Five (5) years of verifiable residence history demonstrating timely rent payments and positive landlord references. No prior evictions. Landlord contact info for last 5 years.
Application fee is non-refundable regardless of decision.
